Blanco Valley Lodge Rental Agreement
Thank you for considering Blanco Valley Lodge for your parents 50th wedding anniversary. We have created the following policies to ensure each of our guest’s experiences will be as pleasant and safe as possible.
Please review our rental contract and acknowledge your acceptance by initialing where indicated on the bottom of each page and signing on page four. If you have questions or concerns about anything contained herein please convey them to us prior to signing.

Rental Rules and Policies:
In addition to compliance with the payment provisions above, we require that each adult sign and date our Release Waiver Agreement and return it to BVL before your scheduled arrival. No non-minor person has the permission of BVL to enter the property without first having completed a Release Waiver Agreement and any person who does so will be considered trespassing.
The refunding of the security deposit and the evaluation of damages and/or extraordinary cleaning requirements shall be at the sole discretion of BVL and our property manager(s.) Upon checking in, guests should notify the property manager of anything that looks like it could be considered damaged property. Should anything become damaged or malfunction over the course of your stay, please notify the property manager with a phone call or text immediately. In addition to your acceptance to fully and promptly reimburse BVL for costs that may exceed the damage deposit, you also accept responsibility for any lost revenues to BVL deriving from said damages caused by any members of your party. Damage deposits must be paid by check, electronic or physical and will be returned in the same way in which they were paid.
Day guests are not permitted on the property without the permission of the property manger(s) along with a completed Release Waiver Agreement. Our nightly rental rate allows for 30 guests. If you have over 30 people, for the day or night, we will charge $25 per guest per day. We only allow up to 40 people.
Specific areas are designated for parking and will be conveyed at Check-in. Please be sure all your guests park in the specified parking areas.
Reservations cancelled 60 days or more prior to your arrival date are fully refundable less a $150.00 service fee. If you should cancel your reservation within less than 60 days of your expected arrival, your payment will be refunded to you, less a $150 service fee, if and only if, the property is re-booked for the same dates. Cancellations must be made to the property manager by phone. Guests who choose to shorten their stay after checking in, are responsible for the full amount of the rent.
BVL uses a conventional septic system and guests will find several reminders that only toilet paper can be flushed down the toilets. “Flushable wipes” are not flushable on a conventional septic system. Our septic system is very effective; however it will clog up if anything but toilet paper is flushed or the garbage disposal is abused. Please limit the amount of food down the sinks. We will provide plenty of trash bags and cans. Please convey this to your guests with their use of the sinks, toilets, and kitchen disposals as you will be fully responsible to reimburse BVL (not limited to the amount of the security deposit) for any damages or expenses deriving from misuse.
No refunds will be given unless the state or local weather authorities order mandatory evacuation or BVL is declared in a National Disaster Weather Area. BVL will have no liability to any prospective guest or visitors should severe weather or other unanticipated events cause the property to be uninhabitable, other than the full refund of any deposits or advance payments made prior to such a cancellation.
Our rental rate includes a one-time bedding and towel setup. We do not provide a daily housekeeping service however if that is something your group would like, please let the property manager know as this additional service can be arranged. Please bring your own towels for outside use (hot tub/pool.)
Pet & Pest Policy:
Guests must inform BVL in advance of bringing a pet. Subject to approval, pets may be allowed but an additional non-refundable fee of $50 per pet is required. Under all circumstances, the health and safety of any pets that accompany you or other members of your party are the complete responsibility of you and your party. All pets must be up to date on all vaccinations and treated with a flea and tick repellant prior to arrival. Pets should not be left unattended on the property. Guests will be responsible for the cleaning up of any/all pet refuse.
Although the property and facilities are routinely and professionally treated for pest control, ALL GUESTS should be aware of and cautious about the existence of things common to the Texas Hill Country such as snakes, scorpions, spiders, and other vermin and pests. Guests should also be aware of and cautious about various plants such as cactus, bull nettle, grass spurs and other similar thorny plants. While Blanco Valley Lodge has taken reasonable precaution to consider the safety of our guests, proper care and caution should always be exercised. Garbage needs to be stowed in the covered trash cans as varmints will find their way into trash and trash bags left outside.
Pool / Hot Tub Policy:
Any and all use of the Hot Tub, Pool, and Pond by any members of your party will be completely at your/their own risk, and you and your party understand and fully accept responsibility for all of the risks associated with and inherent in such use. Adults are responsible for the safe conduct of all children on the premises and shall take all appropriate measures to assure their safety.
Noise and Conduct:
Guests acknowledge the responsibility of respecting the peace and quiet of the community and neighbors. Any inappropriate or inconsiderate violation of this provision can be cause for termination of the rental agreement and immediate removal from the property at the sole discretion of BVL and/or our property manager. Depending on the nature of any behavior, judged, (at the sole discretion of BVL and our property manager), to be unacceptable or inappropriate, BVL and/or the property manager may provide one request to immediately cease any unacceptable behavior. If said request is not immediately and properly complied with and adhered to, BVL is authorized to terminate the agreement and the guests will be required to vacate the property without refund. Guests expressly agree that Section 91.001 (e) (1) of the Texas Property Code shall govern any such termination of the rental agreement pursuant to this paragraph.
Smoking is NOT allowed inside the Main House or Guest Cottage. Additional charges will be levied against the security deposit should any cigarette butts be discarded on the grounds anywhere but the appropriate waste containers or fire pit.
When the burn ban is off for Blanco County, fires are only permitted in the fireplaces of the main house, chiminea, and the outside fire-pit. Please contact Blanco County Fire Department at 830-833-5009 with any questions on burn ban status.
Please bag and place all trash in the big canisters. Please hang up all wet towels to dry, beds can be left unmade. Please be sure to take all the food and pantry items from the fridge, freezers, and kitchens. Please also load and start the dishwashers before departing. As we often have same day check in’s and out’s, guests need to depart at the agreed upon time. Fees will be charged against the security deposit for guests staying past their check out time.
Acceptance of all terms and risks:
BVL will not enter into a Rental Agreement with anyone under the age of 30 and by signing this agreement, you acknowledge you are at least 30 years of age. By signing this Rental Agreement you also acknowledge that this reservation is only for the number of adults and children listed. You further agree that you will not allow any additional individuals to visit or occupy the property over the duration of your scheduled stay at BVL, without first getting our approval. Executing this contract also confirms your agreement to exercise all due care to avoid damaging the property at BVL and you further agree that you will be responsible for the reimbursement of any cost of repairing any damages caused by you and any member of your party. Although we welcome guests of all ages, the BVL property cannot be made “childproof” or absolutely safe for any occupants or guests regardless of age. We do not allow guns or ATV’s on the property.

I HEREBY REPRESENT AND WARRANT TO COLONY COTTAGES LLC, ITS MEMBERS, MANAGERS, AGENTS AND/OR EMPLOYEES THAT I AM THE OWNER AND HOLDER OF EACH OF THE CLAIMS, AND I AM FULLY AUTHORIZED TO EXECUTE AND DELIVER THIS RELEASE WITHOUT THE NECESSITY OF OBTAINING THE CONSENT OR JOINDER OF ANY OTHER PERSON. AS USED IN THIS SECTION, TERM “CLAIMS” MEANS ANY AND ALL CLAIMS, ACTIONS, CAUSES OF ACTION, SUITS, DISPUTES, CONTROVERSIES, DEBTS, OFFSET RIGHTS, DEFENSES, LOSSES, DAMAGES AND DEMANDS OF ANY NATURE, KNOWN OR UNKNOWN, WHETHER IN CONTRACT OR IN TORT, AT LAW OR IN EQUITY, FOR MONEY DAMAGES, DUES, RECOVERY OR PROPERTY, OR SPECIFIC PERFORMANCE OR ANY OTHER REDRESS OR RECOMPENSE THAT MAY HAVE ACCRUED OR MAY EVER ACCRUE, MAY HAVE BEEN HAD, MAY BE NOW POSSESSED, OR MAY OR WILL BE POSSESSED IN THE FUTURE BY OR ON BEHALF OF ME, AGAINST COLONY COTTAGES, LLC, ITS MEMBERS, MANAGERS, AGENTS AND/OR EMPLOYEES BY REASON OF, OR ARISING FROM OR CONNECTED TO MY USE AND ENJOYMENT OF THE PROPERTY OWNED BY COLONY COTTAGES, LLC. THE TERMS “CLAIMS” SPECIFICALLY INCLUDES, WITHOUT LIMITATION, CLAIMS BASED (IN WHOLE OR IN PART) ON THEORIES OF INTENTIONAL OR NEGLIGENT MISCONDUCT, WRONGFUL DEATH, PREMISE LIABILITY, DECEPTIVE TRADE PRACTICES, NEGLIGENT INFLICTION OF EMOTIONAL DISTRESS. I FURTHER AGREE TO INDEMNITY COLONY COTTAGES, LLC, ITS MEMBERS, MANAGES, AGENTS AND/ OR EMPLOYEES FOR ANY AND ALL LOSSES INCLUDING BUT NOT LIMITED TO COURT COSTS AND ATTORNEYS FEES RESULTING FROM CLAIMS RELEASED BY ME PURSUANT TO THE TERMS OF THIS AGREEMENT.
I HAVE READ THIS AGREEMENT AND THIS AGREEMENT IS BEING ENTERED INTO BY ME VOLUNTARILY, AND I UNDERSTAND THAT I HAD THE OPPORTUNITY TO CONSULT INDEPENDENT LEGAL COUNSEL IN EVALUATING WHETHER OR NOT TO ENTER INTO THIS AGREEMENT.
